Forensic Cost Accounting

Who is it for?
Forensic Cost Accounting is useful for our clients and the legal profession.

What is the process?
A careful examination of all existing documentation available to establish the relevant facts and costs. Technical auditing, involving a more or less complete examination of all transactions of the contract alongside using cost data figures and experience built up over many years within the construction sector. Assessments and cost modelling techniques are implemented to arrive at the make up of a cost structure. Contractual issues are also researched where necessary with current and past standard contract clauses explored, to provide a relevant body of opinion alongside the cost aspect.

Tasks within the overall process of quantity surveying range from advice early on in a project relating to estimates and tendering procedures to other matters dealing with cost control, valuing completed works, arranging payments and assisting clients in locating and assessing additional and alternative sources of funds.

Construction Cost Accounting

Who is it for?

What is the process?
The Construction Cost Accounting process can be tailor made to meet the Client’s needs and BCA offer a bespoke service to each individual client. Construction and consultancy in the pre-construction stage may involve cost planning, cost modelling, tender selection, negotiation, tender reports and establishing contractual agreements.

Construction Cost Accounting in the post contract construction stage may include cost control and reporting, agreement of final account, life cycle costing, capital allowances, inventory advice, claims advice, contractual advice and fire insurance valuations.

Dispute Resolution in Construction

Who is it for?
Our dispute resolution in construction services are available to both parties to a contract in the event of a breakdown of negotiations.

What is the process?
The process of resolving disputes follows the path of arbitration or Alternative Dispute Resolution (ADR). The JCT (a body which prepares standard building contracts) publish arbitration rules for use with arbitration agreements referred to in the JCT contracts. They set out rules concerning interlocutory (intermediate) matters, conduct of arbitrations and various types of procedures without hearing (documents only), full procedure with hearing, and short procedure with hearing, each containing strict time tables.

What are the benefits?
The benefits of arbitration in construction dispute resolution are that proceedings are quicker and cheaper than litigation through the courts. The parties in dispute get a judge of their choosing and unlike the court proceedings arbitration proceedings are confidential.

Insurance Assessment

Who is it for?
We carry out the insurance assessment for the insurance company or for the claimant. In either case we will visit the damaged building as soon as possible.

A detailed condition survey of the premises is undertaken to collect sufficient information to arrive at an approximate estimate of the value of damage. We will prepare a report which will include an opinion as to the cause of the damage were relevant.

Scott Schedule

Who is it for?
Scott Schedules prepared by BCA are used by claimants and defendants in dispute to identify the associated and relevant matters and their costs.

What is the process?
Usually asked for by the court or the mediation process to be prepared and reviewed by a professional expert such as a Chartered Quantity Surveyor within a time frame.

What are the benefits?
The Scott Schedule provides a detailed breakdown on the matters in dispute alongside their subsequent costs. Allows both parties to focus on the relevance of each item in the overall dispute, allows the quantum of a claim to be properly stated. The Scott Schedule format is a useful tool to keep track of negotiations between the parties.

Condition Survey

Who is it for?
It is for the individual client, Solicitor or insurance company who needs an accurate and professional assessment of the property condition. A Condition Survey is an essential aspect and often a requirement to ensure that a true reflection of the property condition is provided to the prospective buyer. Brian Canavan Associates will also be able to give you an estimate on the cost to make good any defective works that found within our condition survey.
